📊 What Is Happening in the Spokane Housing Market?
The Spokane Association of REALTORS reports 550 closed sales in September 2026, up 10.2% from September 2025, with a median closed price of $419,999 and 1,664 homes in inventory. Here are the latest numbers, all compared with September 2025:
Spokane REALTORS, September 2026 | Figure | Change shown |
|---|---|---|
Closed sales | 550 (499 a year earlier) | Up 10.2% |
Median closed price | $419,999 ($415,000 a year earlier) | Up 1.2% |
Home inventory (end of September) | 1,664 units, a 3 month supply (1,599 units, a 3.2 month supply, a year earlier) | Up 4.1% |
New listings | 846 (860 a year earlier) | Down 1.6% |
Freddie Mac 30 year fixed rate | Weekly average |
|---|---|
October 29, 2026 | 7.24% |
October 22, 2026 | 7.32% |
One year earlier | 6.17% |
What this means in plain terms: Compared with a year ago, more homes closed, the median price rose slightly, and more homes were available, while new listings dipped a little. Borrowing costs are also higher than they were a year ago. A higher rate raises the monthly payment on the same loan amount, which is why we suggest buyers get real quotes before setting a budget.
Source note: The Spokane Association of REALTORS report covers single family residential and site built properties on less than one acre, plus condominiums, using SAR MLS data. The report notes that the median price does not represent home values.
🔧 What Is Our Homeownership Tip of the Month?
Protect your pipes before freezing weather arrives. The City of Spokane recommends these steps:
- Find your shut off valves. Identify your home's water shut off valves and the areas they control.
- Insulate exposed pipes. Pipes in unheated areas or along exterior walls can be insulated, and heat tape or heating cables add protection.
- Prepare outdoor fixtures. Drain and disconnect hoses from outdoor faucets, and drain underground irrigation systems.
- Keep the heat on. Keep the home above 55°F, even when you are away, and close and seal vents, garage doors, and crawl spaces near plumbing in unheated areas.
- Plan for travel. Ask a neighbor to check on your home if you will be gone.
If a pipe does freeze, the City says to act quickly, turn off the water or confirm the shut off valve works before thawing, and thaw slowly with low heat such as a hair dryer or a heating pad on low. Do not use an open flame.
🏡 What Should Buyers and Sellers Know This November?
Buyers have more homes to choose from than a year ago but face higher rates, and sellers are working with more sales but also more competing inventory. Here is how we read the numbers above.
If you're looking to BUY: According to the September report, inventory was up 4.1% from a year earlier, to 1,664 homes, so you have more options to choose from than you did last fall. Rates are higher, though. Freddie Mac's 30 year average was 7.24% on October 29, compared with 6.17% a year earlier, so the monthly payment on the same loan is larger. Our suggestion is to start by talking with a lender. The Consumer Financial Protection Bureau (CFPB) says to ask each lender for a Loan Estimate on the same kind of loan so you can compare offers side by side, and that mortgage credit checks made within a 45 day window count as a single inquiry. Also budget beyond the payment: Freddie Mac says closing costs typically run 2% to 5% of the purchase price. Our buyer resources walk through the process, and you can explore Spokane neighborhoods before you tour. If you would like a lender recommendation, reach out to us.
If you're looking to SELL: Closed sales in September were up 10.2% from a year earlier, and the median closed price rose 1.2% to $419,999, so buyers are still active. New listings were down 1.6%, but inventory was higher overall, which means your home will be compared with other options. Our suggestion is to price from recent sales of comparable homes near yours and present the home well. Ask about the seller disclosure statement early: Nolo's guide to Washington rules (updated August 18, 2023) says that for most residential property, sellers must deliver a completed written statement and update it if they learn of changes. Exemptions and timelines apply, so confirm the current rules with a Washington attorney. If the home will sit vacant over the winter, the City of Spokane says to keep it above 55°F to protect the pipes. See our seller resources or reach out to us for a review of your home's pricing.
