I’m Zech Rios, co-founder of Rios & Co. with eXp Realty, serving buyers and sellers throughout Spokane and North Idaho.

Since 2020, my wife Emiley and I have helped more than 170 families buy, sell, relocate and invest. Our team consistently ranks in the top 1% of REALTORS® locally and at eXp Realty.

My specialty is probate real estate. Selling an inherited home often comes at one of the hardest times in a family’s life, and the process can feel overwhelming, from court timelines and multiple heirs to deciding what to do with a property full of memories. I guide families through each step with patience, clear communication and professionalism, so they can make good decisions without added stress.

I’m also bilingual and proud to serve Spanish-speaking clients, making sure language is never a barrier to understanding a contract, a timeline or your options. Hablo español.
